California Design and Build (CDB) proposes the development of one single property, or of multiple properties, with a partner, or for an investor, or multiple investors. The following is a development proposal for consideration. CDB believes that the highest of industry standards of property development can be achieved; the construction of “energy plus homes” that are able to obtain platinum LEED certification.

CDB is offering to direct, design, build, and market the project for immediate resale.

CDB has so far selected this site our of 24 potential sites in Malibu. The sites either have existing structures to be redeveloped, for which planning permits can easily be acquired, or they are plots of land for which permits have already been acquired. They are all prime locations which are ready for development, but the scope of works for this particular site would create a property of unparalleled prestige and has the highest projected profit margin, far greater than that of the standard development formula.

CDB has only chosen properties that have either permits or existing buildings as it is faster and more certain as the permit process is otherwise takes a long time, and there are no guarantees that permits can be acquired. Developing existing buildings or land with permits saves time and removes uncertainty.

Once the land is purchased, new designs can be produced by CDB. Existing permits can then be updated and construction begins as soon as updates have been approved.

At the same time construction begins, photo-realistic 3D renders of the house will be marketed online and in print advertising. The same visuals will also be put on the market through real estate agents immediately in order to achieve pre-construction a sale. CDB’s ANGELS’ HOUSE sold at 80% construction, two weeks after the 3D rendered visuals were published in Homes and Land Magazine.
